We are appraising all kinds of real estate:

  • for obtaining of credits in credit institutions for real estate purchase, also for repair and construction;
  • for setting a price regarding purchase and selling of real estate;
  • for insurance of real estate,
  • for investment analyses;
  • for mortgaging purposes;
  • for appraisal of value of property intended for investment into a company;
  • in case of disputes, asset seizure, proceedings.

According to an aim of appraisal of real estate, there can be stated, defined or assessed:

  • market value;
  • compulsory selling value at the given moment;
  • “the future” value in cases of construction and repair work.

Appraisal procedure:

  • Upon agreement with the appraiser the time for the inspection of the appraised object is determined, by which you have to prepare copies of all the documents required for the appraisal.
  • At the agreed time the appraiser shall perform the inspection of the object, take photos and receive the prepared copies of documents. 
  • By the agreed deadline the appraiser shall draft one appraisal report that will be issued to you; a copy of the appraisal report will be retained in the Appraisal Archive of our company. If you require several reports, please notify the appraiser about it in advance.
  • You shall pay for the appraising service according to the LLC ANNO pricelist by transferring the funds to our bank account.
  • You shall receive the appraisal at our office in Riga, 68 Brivibas street.

The required copies of documents to perform the appraisal:

For an apartment

  1. A document confirming the title (Land Register certificate, purchase agreement, etc.).
  2. Inventory file or plan of the apartment.
  3. If it is planned to refurbish the apartment and the future value of the property needs to be determined then the project or the refurbishment work cost estimate should be delivered additionally.
  4. If the property is encumbered by a rent or lease agreement then a copy of the agreement should be delivered additionally.

For a house

  1. A document confirming the title (Land Register certificate, purchase agreement, etc.).
  2. Inventory file or the project.
  3. Land boundary plan.
  4. If the property is encumbered by a rent or lease agreement then a copy of the agreement should be delivered additionally.

For determining the future value of a house

  1. A document confirming the title (Land Register certificate, purchase agreement, etc.).
  2. Land boundary plan.
  3. Project of the house.
  4. Construction work cost estimate.

For land intended for private construction 

  1. A document confirming the title (Land Register certificate, purchase agreement, etc.).
  2. Land boundary plan.
  3. Certification regarding the purpose of land use.

For commercial objects
